Financial
  • chevron_rightWhat is the amount of the Homeowners Association assessment and when is it due?
    For the calendar year 2025, the annual assessment is $840.00, due in two installments of $420.00.  Invoices are mailed on or about December 31st and June 1st with payments due on or before February 1st and July 1st.  Remittance envelopes are included to facilitate the return of payments.
  • chevron_rightMay I pay my homeowner assessment with a credit or debit card or by e-check?
    KGHA does not accept any card or electronic payments.  Your assessment must be paid by check, money order or cash.  If paid in cash, your payment must be hand-delivered to and receipted by the KGHA Treasurer.  Do not deliver cash to any other Board member.   
  • chevron_rightAre there any penalties if my assessment is not paid on time?
    A ten percent (10%) late fee is imposed for unpaid assessments as of March 1st and August 1st.  After a delinquency period of sixty (60) days, an account is turned over to KGHA's law firm for collection, and a lien to secure KGHA's creditor interest will be filed on the homeowner's property.  Attorney fees and the costs of preparing, filing, and releasing the lien are also chargeable to the homeowner.  Additionally, KGHA may publish the homeowner's name and address in the monthly newsletter to inform other KGHA members of the financial delinquency.  
     
     
     
     
     
     
     
     
  • chevron_rightIs there a property transfer fee?
    Yes.  There is a $250.00 property transfer fee imposed on the purchaser of a residential unit within Kimbrough Grove.  This fee is for services rendered by KGHA officers and administrators in conjunction with the sale, including preparation and submission of the required Association closing letter, updating the Association's accounting records and property ownership records, updating the paper and website neighborhood directories, and meeting with and providing documents to the new homeowner(s).  Transfers by reason of gift or inheritance are exempt from the property transfer fee.

  • chevron_rightWhat undertakings require approval from the Architectural Control Committee ("ACC")?
    The general rule is that any improvement, addition, or removal that affects the exterior appearance of your home requires approval from the ACC.  Any exterior painting must be approved, even if the same paint color is being used.  Other items requiring approval include, but are not limited to, landscaping changes (the addition or removal of trees or other plantings, except for seasonal bedding plants), concrete work, roof replacement, gutter replacement, window or shutter replacement, rotten wood replacement, exterior air conditioner units, attic venting fans, natural gas generators, fencing, swimming pools, accessory buildings, satellite dishes, radio and TV antennas.  Again, this listing is not all-inclusive, so if in doubt about a project, please contact the ACC.  Failure to obtain the required approval may result in the removal of the work performed and restoration of the property to its previous state at the homeowner's expense.
